Nature of works

The project involves the construction of a mixed-use building comprising residential units, office spaces, retail premises, and an underground parking facility.

Technical characteristics

The building is designed with 3 underground levels and 21 above-ground levels, including a ground floor, office floors, and residential floors.

The gross floor area (GFA) amounts to 40,012.31 sq.m.

The development includes residential apartments, office spaces, retail units, a restaurant, a fitness center, and a three-level underground parking garage.

The project provides:

  • 165 parking spaces within the underground parking facility;
  • 8 outdoor parking spaces on the site.

The façade system comprises:

  • A curtain wall glazing system for the office floors;
  • A ventilated façade system for the residential floors;
  • Aluminum window frames with triple glazing and thermal break technology.

The building features a reinforced concrete structural frame, with a curtain wall façade at the office levels and a ventilated façade at the residential levels.

The residential section consists of 187 apartments distributed across 14 residential floors, including duplex apartments on the uppermost levels.

The roof structure is designed as a flat reinforced concrete roof incorporating thermal insulation, vapor barrier, and waterproofing layers.

The project has been developed in compliance with accessibility and universal design requirements, providing accessible entrances, parking spaces, and elevators for persons with reduced mobility.
