GHome builds holiday villages with comprehensive infrastructure amenities
Modern residential complexes are becoming established as a preferred alternative for a second home by the sea
Holiday properties in gated complexes are increasingly being established as a sought-after alternative for a second home outside the major cities in Bulgaria. This is one of the key conclusions shared by Radoslav Kotlarov, CEO of GBS Invest and head of GHome, the residential construction brand of "Glavbolgarstroy," during the Hotel and Tourist Investment Forum (HTIF), held in Sofia.
"Our goal is for the holiday villages we create to be perceived as a second home. We are building a residential ecosystem with all the amenities an individual or family could desire – from infrastructure with shops and restaurants to medical centers, sports zones, and playgrounds. We see that people, especially families with children, feel more secure in a closed and well-organized environment," commented Kotlarov during the panel discussion "Hotel Investments in Bulgaria: Where Are the Niches?"
He emphasized that the pandemic has shifted the preferences of Bulgarians, with the possibility of remote work increasing the demand for properties suitable for year-round living. According to Kotlarov, the large volume of construction in the cities has changed the market's geography and directed interest towards gated holiday complexes.
“The development of comprehensive holiday villages with a full range of amenities is a key investment niche. This concept provides independence and complete functionality for residents,” he added, announcing that GHome is expanding the "St. Thomas" holiday complex near Sozopol with new aparthotels. Building "Lira," part of the complex, will be completed in the spring of 2025 and will offer 55 apartments, including studios and one-bedroom units. The building will feature a new hair and beauty salon, as well as a shop and bicycle repair service to complement the complex’s offerings. The sense of being close to nature is further enhanced by the ground-floor apartments with large outdoor gardens.
In addition to high-quality materials and modern technologies, the company prioritizes eco-friendly construction solutions. The development of complexes in harmony with nature will continue with the next project in the area—a new four-storey aparthotel, also part of "St. Thomas," designed to offer residents a safe and tranquil, car-free environment.
Kotlarov shared that GHome’s efforts are focused on creating communities and fully integrated complexes that offer complete comfort to their residents. Beyond the Black Sea coast, the company is also investing in multifunctional buildings in Sofia, such as "Detelina Residence," located at the intersection of Tsarigradsko Shose and Brussels Blvd.
"We believe that our focus on convenience and quality of life fully aligns with the growing expectations of our clients," Kotlarov concluded.
