Nature of works

The hotel building consists of a basement level, a ground floor level, three operational levels and one attic level. The main entrance of the building is to the north. Next to it, an extension for the reception will be built, which will be the new main approach to the building.

The extension is built with a steel structure with an area of ​​84.2 m². A reception will be located in it, and the area around the reception will have upholstered furniture. The visor will be made with a single-pitched slope, and the reception with a flat roof.

In order to improve the quality of the services offered, the capacity will be reduced from 43 to 15 rooms and two apartments with a total capacity of up to 34 regular beds. 17 parking spaces will be provided, one of which is intended for people with disabilities.

In the basement of the building, the existing kitchen will retain its scope. A small cinema with adjacent sanitary facilities will be built. On this floor there will also be a ski wardrobe, a boiler room, a technical room and household premises for the hotel staff.

On the ground floor there will be a reception, a lobby bar, a separate hall for private events, sanitary facilities, a kitchen and a restaurant.

On the next two levels there will be hotel rooms and one office space. The new hotel rooms are obtained by merging two of the old rooms. Each of them will have a private bathroom with a bathtub, a mini bar, a safe and other amenities. Some of the rooms are equipped with separate saunas and bathtubs in the volume of the room with a view of the mountain.

On the last level of the hotel there is a spa area with an outdoor and indoor jacuzzi, infrared and classic sauna, steam bath, massage and relaxation area.

The entire building will be thermally insulated and all facade and roof coverings will be replaced.

Technical characteristics

The following construction and installation activities have been completed:

• Demolition of walls and construction of new ones - lightweight partition walls with double-sided plasterboard cladding and a core of mineral wool;
• Partial partitioning of terraces with lightweight partition walls with double-sided aquapanel cladding and a core of mineral wool - does not change the total area;
• Demolition of part of the roof structure and construction of a new one from steel elements to provide more light and height of the floor
• Complete strengthening of the structure by building new reinforced concrete walls - washers;
• Strengthening of the structure in the SPA area with steel elements;
• Reconstruction and change of purpose of part of the premises;
• Thermal insulation of the entire building - walls, basement walls, roofs, attic space and terraces;
• Replacement of window frames; railings; flooring and cladding;
• Replacement of facade coverings, the materials used will be stone cladding and wooden paneling;
• Replacement of all insulation layers on the roof, as well as the final coating of profiled sheet metal;
• Landscaping of the roof of a restaurant;
• Replacement of the entire plumbing installation; electrical installation; gas transmission network;
• Construction of drainage around the building; new heating and ventilation installation of the hotel.
